The 2023 real estate market is taking off, but navigating the market right now requires preparation and expert guidance. The following case study shows how a well-prepared home has the potential to defy market trends, leading to winning outcomes for both the buyer and seller.  

In this case, the seller had already come to us with a well presented home in superior condition, both cosmetically and structurally, in comparison to neighboring homes. It had modern and tasteful features such as new baseboards, new flooring, smooth wall texture throughout, updated kitchen and bathrooms, and a dreamy backyard. Our team assisted in pre-inspecting the home and the seller ensured their home was in top condition. We also had the sellers add a closet back to the 4th bedroom to help widen the potential buyer pool. Our staging team came in and worked their magic and we placed the home on the MLS in “Coming Soon” status on Saturday with the goal of making it fully active on Monday. 

Unlike active listings, only Buyers who have relationships with a Realtor® will be alerted to Coming Soon opportunities. Buyers without agents will not see these homes pop up online. Still, the Coming Soon post had started to cause a buzz among local agents. By Sunday, a strong offer came in from another agent on our team who hustled to get their clients through the home immediately. The buyers were advised to move quickly given the low inventory in the area and they submitted an offer prior to the home hitting the MLS/full market. The sellers were pleased with the price and terms and the offer was accepted! The lucky buyers did not have to compete with other offers and will be able to move into a turnkey home that fits their family’s needs. Mission complete!
