- Interest rates and homeowners' insurance still raise red flags
- Three-tiered performance: Entry-level and mid-market segments move quickly with advantage seller; luxury struggles with advantage buyer; ultra-luxury maintains a balanced market with cash transactions
- Lamorinda as a Bay Area example: The Lamorinda market (Lafayette, Moraga, and Orinda) demonstrates these broader Bay Area trends. In Lamorinda specifically, homes below $3M fall into the entry-level and mid-market tier; $3M to $7M represent the luxury market; and above $7M constitutes the ultra-luxury segment. Active listings were up 79% year over year on May 1, 2025, creating more options but increasing seller competition. According to sales reported to the MLS per NorCal MLS Alliance analysis and Broker Metrics, the absorption rate fell from 41% in April 2024 to approximately 27% in April 2025, indicating a significant slowdown in buyer activity and longer time-on-market patterns reflected across many Bay Area submarkets.
