According to Wikipedia "Is the glass half-empty or half-full?" is a common expression, a proverbial phrase, generally used rhetorically to indicate that a particular situation could be a cause for pessimism (half-empty) or optimism (half-full), or as a general litmus test to simply determine an individual's worldview. For the Dana Green Team, it is one of our favorite team mantras!
Here are two examples of glass half-empty attitudes that are beginning to prevail in this marketplace.
Example 1: We are receiving calls from Buyers agents saying their clients are frustrated by competition created by a scarcity of listings. They don’t want to write an offer if the competition is high. They want us to tell them if list price will get the house. They hope to receive a call if competition is low. This is definitely a glass half-empty attitude. What is the glass half-full approach needed? We are going to write an offer and put our best foot forward because we will never know if we can compete or if our clients can land in the home of their dreams if we don’t try!
Example 2: Sellers are hearing of homes going way over list price this year. As a result, we are madly adjusting list prices higher to reflect new pricing because pricing too low gets riskier once the tone of the year has already been set and comps are abundant. If we have made a big adjustment to the starting price, the result may be fewer offers or a lower list price vs. sales price differential. Feeling disappointed you didn’t receive more offers or a higher price is definitely a glass half-empty attitude. For a glass half-full mindset, think how much your home already appreciated this year and realize you are doing great!
