In Lamorinda, "Too Much" Looks Different Than You Think

There's a question I hear from almost every buyer right now, and underneath it is a very real fear about affordability: Am I paying too much?

It's a fair question, and I respect that it comes from a real place. Buying a home is one of the most significant financial decisions you'll make. You want to feel confident, not just hopeful.

So let me answer it honestly.

In a market with limited inventory and consistent demand, the definition of "too much" shifts. Each home that sells resets what buyers can expect to pay for the next one. Every accepted offer becomes a comparable that informs the next transaction. The buyers who stretched a little to get into their homes a few months ago? Most of them are calling us today, relieved. Not because they got lucky, but because the market kept moving, and they moved with it.

According to Compass Chief Economist Mike Simonsen, Lamorinda values are up 1.5% year to date. It's a steady, grounded number, not a headline grabber, but that's actually the point. This market doesn't spike and crash. It holds, and it climbs. The buyers who were anxious about overpaying just a few months ago are now sitting in homes worth a bit more than what they paid, in communities they love.

Lamorinda is not a market where you wait for a discount. The supply of homes here is naturally constrained. These are communities people actively seek out, served by schools that draw families from across the Bay Area. That scarcity doesn't create corrections. It creates a steady floor, and a tendency for values to climb over any meaningful holding period.

The more useful question isn't "am I paying too much today?" It's "will this home serve my family well, and will I be glad I bought it in three, five, or ten years?" For most of the buyers we work with, the answer to that second question is yes, clearly and confidently.

Timing the market perfectly is nearly impossible. Being in the market, in a home you love, in a community this strong, is a different thing entirely.
