Year-to-date, Lafayette has softened slightly, down 0.9%, while Moraga and Orinda have each posted solid gains of roughly 3.8 to 3.9% respectively. But don't let that Lafayette number fool you. The homes everyone has always wanted, the ones on a dream level lot or in a sought after location with a livable floor plan, are still flying off the shelf and remain as competitive as ever. What's pulling the average down are the homes that come with real trade offs such as an awkward lot, a multi level layout that complicates flow, or little to no usable yard. Those appeal to a smaller pool of buyers and are sitting longer, which softens the number. For buyers, the opportunity is in understanding which category a home falls into before assuming Lafayette as a whole has become easier ground. For sellers, it means positioning and honest pricing matter more if your home falls into that smaller buyer pool category.
Much of this comes down to what is actually available. Lafayette currently holds the largest share of active inventory in Lamorinda at 46%, with Orinda at 30% and Moraga trailing at just 24%. Sellers in Moraga are operating with less competition than their counterparts across the other two communities, which can translate into a home standing out by being one of few options.
Underneath all of this sits a structural reality that is not going away soon. According to Origin Point, over 70% of Lamorinda homeowners are locked into mortgage rates below 4%, and that single fact explains much of why resale inventory has stayed so tight. Buyers should expect that dynamic to persist, meaning well-priced, move-in ready homes will keep drawing real competition. For sellers, it is worth remembering that a low rate is a financial advantage, not a reason to wait indefinitely if a move makes sense for other reasons.
