Make your 4th of July memorable!

As we head into a long holiday weekend, memories come flooding back of houses I have sold over the years on 4th of July! It is amazing how much you can get done in between parades and fireworks celebrations when a golden real estate opportunity presents itself! This is a time of year and holiday when buyers and their agents get distracted. Despite it being a seller’s market with less than one month of inventory in Lamorinda, there are good opportunities right now on the market if you look closely, ask questions, and do your homework.  

For example, we just listed a home in a loved neighborhood that had four offers last Spring (15 months ago). The sellers want to move for business-related reasons and have listed the house $230,000 below their not-quite top-of-market purchase price, and they have put $160,000 in upgrades into the house. They are absolutely living in the land of fair with their list price, and the house is pristine! We had our first open house Sunday and Broker’s Tour today. The house shows better in person than in our photos, and our sellers will look at the first strong offer that comes in. Our sellers are ready, but where are the buyers? They are distracted.  

If you want this year to be the year of the house and you have been waiting for something wonderful to come to market, my advice to you is to pay attention, ask our team about the options on the market, and don’t let your foot off the gas. Lafayette-based Compass agent Dana Green said that real estate in the "Lamorinda" area (Lafayette, Moraga and Orinda) is finally beginning to move at all price points, including luxury, with May stats reflecting the largest volume of sales for the year. In addition, days on the market have dropped, she said, and prices have increased.

"In fact, the average list price sales price differential is back above the asking price, but the percentage over fluctuates by price point," she said. "This seller’s market is being driven by low inventory given rate-locked sellers, which is forcing an imbalance in supply and demand."
