This week felt like a lot at once, so let's dive into all of it: rates, the market, and (my favorite part) a chance to see you in person.

The Fed Held Steady, But the Vote Tells the Real Story

Last week the Federal Reserve left rates unchanged, and normally that's the whole story. Not this time. Three members voted for another quarter point increase anyway, which hasn't happened in nearly a decade. Three people pushing the same direction is the Fed's way of saying inflation still worries them, even with rates sitting still for now. Don't be surprised if we hear about another possible increase come September.

Here's my honest take: trying to guess the Fed's next move is a losing game. The question that matters is whether buying or selling makes sense for your life right now. A home is a decision you live with for years, not something to time around a six-week meeting cycle. And if rates do come down later, refinancing is always there. The harder part is finding the right house, or the right buyer, in the first place.

Early August: A Tale of Two Markets

Speaking of demand, this summer has been harder to predict than usual, and here's why. It isn't that everything is selling. It's that everything is sorting itself into one of two piles.

The completely turn-key home, the one you could move into tomorrow without lifting a finger, even if the finishes aren't high-end, is flying. We're talking pre-emptive offers and multiple offers, often within days. Meanwhile, the home that needs anything at all (a kitchen refresh, a bathroom update, a floor plan tweak, some landscape love) is sitting. Sometimes for weeks.

What does this tell us? Buyers right now have little appetite, and even less budget, for projects. After the cost of the home itself, there's simply nothing left for renovation, and even less patience for the process. They want to walk in and start living.

For our buyers, this means racing the moment the right home appears: seeing it immediately, evaluating condition and value, confirming insurance, reconfirming lending, building a strategy, writing the offer, and presenting it, all without a spare moment to hesitate.

For sellers, the message is simple. If a move is anywhere on your radar, even a year out, let's talk now. The condition your home is in today determines whether it flies or sits, and there's often more we can do to bridge that gap than you'd expect.

This is exactly where twenty-one years in this market, and a team built like an octopus (one brain, eight arms, moving together), makes the difference. I can't imagine doing this work without that kind of support behind me.
