Last week we shared the phrase “dead cat bounce.” Luckily, we believe this phrase will exit our vocabulary as quickly as it entered it! We don’t believe the current real estate market activity in Lamorinda is a “dead cat bounce.” Here’s why: 

• Buyers are back! The activity we are seeing with our Buyers has been consistent and strong for several weeks in a row and this appears to be the consensus with other top Realtors around the Bay Area. 
• Inventory remains tight and good inventory is going into contract quickly. The rains caused our market to start slower than expected and February inventory was pushed to March. If you are a Buyer, you need to move quickly when you learn about a property that meets your needs. Some properties have offer dates and others do not. And, some properties with offer dates are still taking early offers. There is no road map. Lean on our team to guide you. 
• Interest rates and inflation have passed the peak and most prices have adjusted to align with affordability.
• Today’s Lamorinda market is balanced and does not favor Buyers or Sellers.  

If you want to buy or sell, we believe it is a good time to do both. In fact, as consumer confidence increases, it will get more competitive to purchase a home.  

If you are a Seller, the "early bird will get the worm!" There are a lot of Sellers on the sidelines just waiting to learn if Buyers are back. Real Estate is always about supply and demand. Right now, low supply has stabilized our market. This can change quickly.  

Bottom line, if you are on the sidelines, why are you still there? Given the level of business we do, we see what is happening before it is reflected in the stats. Being market makers and leaders allows us to give you a head start which can be a big gift in real estate. Ask any of our Sellers last year who sprinted when we said “sprint to market” - those who dropped everything and trusted us are still smiling.
