After dipping below 6% last week for the first time in more than three years, mortgage rates jumped back to 6.2% today, a direct response to rising oil prices following the strikes in Iran.
According to Compass Chief Economist Mike Simonsen, a fundamental shift is underway. For the first time since the pandemic, there are now more U.S. homeowners with mortgages above 6% than those below 3%. That crossover point matters. It means the so-called "lock-in effect" that kept inventory suppressed for the past several years is beginning to loosen. More homeowners are finding it easier to make a move, and that's slowly bringing new options into the market. For buyers, that translates to something we haven't seen in a while: gradually expanding options and a market that's starting to feel more balanced.

Despite that national trend, inventory across Lamorinda remains notably tight. In February, single-family home inventory dropped significantly year over year in all three communities: Lafayette fell 28%, Orinda declined 34%, and Moraga was down 22%.
At the luxury level ($3M+), the supply picture is even more constrained. February saw just 5 luxury listings in Lafayette (down 38%), 4 in Orinda (down 43%), and zero in Moraga.
The takeaway: buyers in the Lamorinda market, especially at the upper end, are competing for a very limited number of homes. For sellers, the window to capture serious buyer attention with a well-prepared listing is wide open.
