All Buyers and Sellers are presented with two California Association of Real Estate (CAR) documents pertaining to agency and real estate agency relationships. The documents are:
Disclosure Regarding Real Estate Agency Relationship
• This document outlines what a real estate agency relationship is, the three potential types of agency relationships (Seller's Agent, Buyer's Agent and Agent Representing Both Seller and Buyer) and our agency duties to you.
Possible Representation of More than One Buyer or Seller Disclosure and Consent
• In today's low inventory market, many Buyers are competing for the same home and many of those same Buyers could very well be represented by the Dana Green Team and/or Compass. The document forewarns that it is possible that various forms of dual agency relationships may be created, and it gives us permission to represent you at the same time as we may be showing other Buyers the same homes. All Compass real estate professionals, including the members of the Dana Green Team, are associated with one Broker of Record, Compass. Anytime there is a Compass listing that you want to see, there is the potential for a dual agency relationship. Therefore, to avoid any confusion, prior to showing you any homes, especially those listed by Compass, this document should be signed, and we can only work with clients who understand and consent to this multiple-party representation.
We have several licensed agents on our team and we work with many clients. We encourage an open and honest relationship with all our clients. Please feel free to ask us about any concerns. The reality for most top producing agents is that they are working with Buyers whose needs fluctuate, sometimes on an hourly basis, and thus Buyers constantly surprise us! The beauty of our team is that if this happens, and you decide to write an offer on a home that someone else we are working with is also interested in purchasing, we can merely divide up and one specific agent on our team will be working with you. As individuals, we may have half a dozen clients ask us about a home, but each agent on the Dana Green Team will only write one offer for a Buyer per house. In addition, when we have more than one agent on our team writing an offer, we instantly separate and do not share information as we have duties to you as outlined in these disclosures documents. We strive to never cross the line in our efforts to do our very best for our clients. With our hot market and increasing buyer demands for our market, we are always ready to work as fast as the market is and our entire team is ready to help you achieve your home purchase goals!
