As Realtors, we often use the term Buyer pool when evaluating a home. Buyer pool refers to the number of Buyers your home may be attractive to. When assessing the Buyer pool, we often ask ourselves one big question and then several subsequent questions:
The big question is always: “What is the price point of the house?”
The below graph will show you the last 6 months of sales by price segment in Lamorinda. If you are buying or selling a home between $1,750,000 and $2,499,000 (the sweet spot in our market), we know the Buyer pool is large. If you are buying or selling a home over $4,000,000, we know the Buyer pool is small.
We then break things down further by asking ourselves many additional questions:
- Is the house single-story, two-story, three-story, or multi-level?
- What is the lot utility (upslope, downslope or flat)?
- How many steps are there in the house and to the front door?
- What is the floorplan like (traditional, unusual, bedrooms grouped together, or bedrooms separated)?
- Where is the entrance to the house?
- What is the style of the home?
- How personalized is the home?
- What is the condition of the house?
- Is the interior design of the home current or dated?
- What is the condition of neighboring properties?
- Is the home a less desirable house on the street or the best house in the neighborhood?
- What is the commute to work like from the home's location?
- Is the house in a prime or subprime location?
- Is the house on a busy or quiet street?
- Is the house in a neighborhood?
- Is the house in a good school district?
- How close is the house to schools?
- Do you hear road noise at the house?
- Is the house close to power towers or heavy power lines?
- How many easements and restrictions exist on the property?
- How is the house zoned?
If we think you have a larger Buyer pool, it means we think your home is attractive to a larger audience of all ages and should sell quickly. Buyers, this typically means competition! If we think you have a small Buyer pool, it means it may take some time to find the right Buyer for your property. Buyers, this may mean no competition and a great opportunity!
