The weather is getting warmer, Summer is approaching and the velocity of the Lamorinda market is still moving at record pace. We often receive the question, “When is the best time to buy or sell a house?”
For Buyers, our answer is simple. We are in an accelerated market with increasing values so there is no better time than today!
For Sellers, our response primarily relates to inventory. When we have low inventory, like we do today, it is an amazing time to sell. However, we do also look at secondary considerations pertaining to the attributes of each home. Here are a few examples of how we advise you:
- Your home has amazing gardens and a pool, but the inside of the home is dated and you are not able to make changes. If at all possible, we recommend waiting until warmer weather when the best features of your house shine.
- You live a block away from the elementary school and the Buyer will most-likely have school-age children. Selling between January and May is important because that's when kids have a strong likelihood of getting into schools.
- You live on a steep driveway and have a hillside property. Non-wet months make a steep driveway and hillside appear less worrisome.
